Lease terms:
Lake Shore Estates residents are required to park in their garages; there is no resident on-street parking. Since this unit has a one car garage, residents are limited to one car. Guests may park on the street. Unit is unfurnished. Owners pay $230 monthly HOA dues, which pays for garbage/recycling; yard care; irrigation, gate house staff and common area maintenance. Tenants pay for their interior water, storm water, waste water, natural gas and electricity.
12-month lease; $2,700 security deposit. Application screening fee: $10 per adult. Security deposit and first month’s rent due at signing; we don’t ask for last month’s rent in advance. Online rent payments available. Household income must be three times the rent (excluding utilities). No smoking or vaping. Favorable Rental History of 3 years must be from verifiable, unbiased and unrelated sources. Home ownership may be substituted for rental history.
Verifiable accommodation animals are welcome; pets are not allowed.
We use paper applications from the Oregon Rental Housing Association, Inc.; please contact the owner at 541-971-9151 or Info@PortlandStreetPark.net to obtain an application and view the unit. Applications contain additional details on the application process and screening guidelines. Applications are currently being accepted and will continue to be accepted until the unit is rented.
Renter’s Insurance is required, the policy must have $100,000 liability coverage. Renter’s insurance is not required if the combined household income of the tenants falls at or below 50% of the area median income.
If you are an applicant with limited English proficiency, you are entitled to submit a request for an additional 24 hours to provide you with more time to seek language assistance services for the purpose of complying with the Landlord's screening and application requirements.

1. We’re a private, gated community
The full governing documents for Lake Shore are on our website – thelakeshorehoa,com. They include the “Declaration of Condition, Covenants and Restrictions” (CC&R’s); Bylaws; Rules & Regulations; Policies, Procedures and Guidelines; and other documents.
It’s important that prospective renters and homeowners understand the Homeowners Association (HOA) strictly enforces the CC&R’s and other governing documents
The HOA has a seven-person volunteer Board of Directors elected by the members. Each lot owner is a member and each member has one vote. The Board is responsible for maintaining and improving the community. Homeowners (not renters) currently pay a $230.00 monthly assessment, renters; renters have full use of community amenities. The HOA provides weekly landscape maintenance for common areas and front yards.
The main vehicle entry gate is on Ayres Road; a second, resident-only gate is on Gilham Road. There are pedestrian gates on Ayres and Gilham Roads. Five days per week a gate house attendant opens the main gate for visitors and contractors. Residents have gate transmitters to enter and exit at any time. When the gate isn’t attended, residents can remotely open the gate for guests.
Our common area includes ponds, a lakefront path, a small boat dock with covered area and two gazebos for resident enjoyment. The large gazebo may be reserved with a refundable cleaning deposit. It has tables, chairs, a BBQ and refrigerator. Bicycles, skateboards and other wheeled conveyances are not allowed on the lakefront path or in the gazebos.
LSE boat owners may use the dock for launching and recovery. Boats may not be moored at the dock. Limited boat storage may be available, see the gate house for details.
Residents are required to park in their garage and may not park vehicles, motorcycles, boats or motorhomes on streets or alleys. New residents may obtain a parking permit for up to thirty days for street parking while moving in.
Visitor parking is restricted to the sidewalk side of the street to allow safe passage for emergency vehicles. For streets without sidewalks, park on side of street where there are no garages. Violators may be towed. Overnight parking permits are available for visitors to park on the street; some restrictions apply.
The following language must be in all leases or rental agreements:
“Tenants and guests must abide by the Lake Shore Estates Declaration of Conditions, Covenants and Restrictions of the association, which is entitled to exercise default remedies provided in the Lease Agreement on behalf of the unit owner, upon any violation of the Declaration of Conditions, Covenants and Restrictions.”
In signing a lease or rental agreement, tenants acknowledge they have read and understand ALL of the Lake Shore Estates CC&R’s and other governing documents and agree to abide by them.
